Banking in Oman for property buyers
You do not need an Omani bank account to buy property: purchase payments go by international transfer into the developer’s escrow account or your lawyer’s client account. You will want one soon after: for service charges and utilities, for rent received, for the deposits and fees of daily life if you become resident, and because a local account simplifies everything from internet contracts to school fees. Omani banks are well regulated and conservative, and their compliance requirements are the main thing to prepare for.
We introduce clients to relationship managers at the main local banks, explain the documents each will ask for, and sequence account opening with registration and residency so the paperwork is done once.

Documents banks ask for
- Passport and, where applicable, residence card or GCC residence card
- Proof of address in your home country
- Source-of-funds and source-of-wealth evidence: employment letter, business ownership, bank statements
- Property documents: title deed, registered contract or reservation and sale agreement
- For corporate accounts: commercial registration, articles, authorised-signatory evidence, business plan
- Tax identification details for the bank’s international reporting obligations
Compliance checks on identity and source of funds apply to every applicant and every bank; preparing them in advance is what makes opening quick.
How the account fits the purchase
- Purchase paymentsMade from your existing bank into escrow or the lawyer’s client account; no Omani account needed.
- RegistrationTitle in your name provides the ownership evidence banks accept for a non-resident account.
- Account openingIntroduction to a relationship manager; documents submitted; account live in days to a few weeks.
- ResidencyOn issue of the residence card, the account upgrades or a resident account opens with full services.
- Running the homeService charges, utilities and rent flow through the Omani account; our management service can operate under mandate.
Corporate accounts
An Omani company opens its account with its commercial registration, articles, licence and authorised-signatory evidence, and a short description of the business and expected flows; property-holding companies are familiar to the banks. Opening takes longer than a personal account because of the review of the company and its owners, so we start it as soon as registration issues. See business setup in Oman.
Islamic and conventional banking
Oman has full-service Islamic banks and Islamic windows at the conventional banks, offering Sharia-compliant current and savings accounts and home finance structured as murabaha or ijara. Clients who prefer Islamic banking can hold all their Omani banking that way, and home finance for residents is available on both bases.
Financing
Omani banks lend to residents for completed homes readily, and to non-residents case by case at lower loan-to-value and shorter terms; developer payment plans are the main route for off-plan. Financing is arranged after the account relationship exists, and we introduce lenders alongside the shortlist when finance is part of the plan. See ready-to-move property.
What we do not do
We do not hold or move client money, and we do not advise on exchange control or remittance rules in your home country; your own bank and adviser do. Our role is introduction, document preparation and sequencing, so that the account is open when you need it.
