New property launches in Oman: what is happening
Oman is in its busiest development cycle in a generation. Sultan Haitham City is releasing neighbourhoods in sequence; Al Mouj continues to add phases along its coastline; the Yiti and Muscat Bay corridor east of the capital is being built out by regional developers; and in late 2026 a further wave of Egyptian and Gulf developers announced entries, including Hassan Allam at Madinat Al Irfan. For buyers that means more choice at launch pricing than at any point since the freehold law opened the market.
A launch is also where the best positions and the best terms are taken. This page explains how launches work in Oman, lists the releases we are tracking, sets out what to check before an expression of interest, and how we place clients ahead of the public date.
How a launch works in Oman
- Expression of interestBefore release, buyers register interest in a unit type and budget band; no payment or a refundable token depending on the developer.
- Priority allocationRegistered buyers are offered units in order of registration or by draw, before public release; this is where we place clients.
- Launch pricingThe first release is priced to sell; later releases in the same phase are typically repriced upward as construction and sales progress.
- ReservationA booking payment into escrow secures the unit; the sale agreement follows within the developer’s period.
- Payment plan and buildInstalments through construction; in Sultan Haitham City the residency clock starts at 30% paid.

Why Sultan Haitham City dominates the launch calendar
Most launches in Oman today are inside one city, and for a reason: the state has provided the land and infrastructure, licensed private developers neighbourhood by neighbourhood, opened freehold to all nationalities and, since September 2025, allowed buyers to apply for residency at 30% paid. That combination produces launch after launch at entry prices from the mid-OMR 40,000s to mid-50,000s, with the OMR 50,000 family-residency line running through the middle of most releases. Read the city guide and the Hay Al Wafa page before any expression of interest there.
Launch pricing: what the discount really is
Launch pricing is real but narrower than marketing suggests. The first release in a phase is priced to achieve early sales and is typically repriced upward in steps as the phase sells and construction becomes visible; the gap between first and last release in the same building is commonly in the range of a few percent to low double digits. The larger advantage of launch is choice: the corner plot, the top floor, the park frontage. We advise clients to buy position at launch and to treat the discount as a bonus rather than the reason.
What to check before an expression of interest
- Freehold designation confirmed for the project and the plot, in writing from the developer
- Escrow account open at a licensed bank before any booking payment
- Developer licence and track record; contractor appointed
- Specification schedule and the plans you are buying from, saved with the reservation
- Completion date, grace period and remedies in the draft agreement
- Price checked against the OMR 50,000 family-residency line in Sultan Haitham City
- Assignment terms, in case your plans change before handover
How we place clients ahead of public release
We hold registrations with the master developers and the neighbourhood developers in Sultan Haitham City and on the coast, which means our clients are in the allocation before the public date with the unit type, floor and aspect already agreed. You tell us the brief and the budget band; we tell you which launches fit, what the launch terms are and when the window opens, and we handle the expression of interest and reservation, remotely if you are abroad. See property sourcing and buying from abroad.
Residency on a newly launched home
In Sultan Haitham City, residency eligibility begins at 30% paid, during construction, with family included above OMR 50,000. On the coast, a newly launched unit supports a one-year multiple-entry visa during construction and the sponsor-free Owner Visa on completion and registration. The 2026 amendments recognise units whose registration is not yet complete, which simplifies the position for off-plan buyers everywhere. We state the route in writing on every launch shortlist.
