  • At purchase: registration fee, legal fees, reservation deposit
  • Off-plan: staged payments and handover charges
  • Owning: service charges, utilities, insurance, management
  • Letting: management and leasing fees, maintenance reserve

At purchase

A registration fee is charged on transfer as a percentage of the value, with the rate set by the Ministry of Housing and Urban Planning; independent legal fees; and, for off-plan, a reservation deposit followed by staged payments into escrow. Agency fees, where they apply, are set out in writing before you instruct us.

Once you own

Annual service charges to the community, usually set per square metre and covering common areas, security and landscaping; utilities; buildings insurance where not included; and, if you are abroad, management fees. There is no annual property tax in Oman at present.

If you let

Leasing and management fees, a maintenance reserve, and periods between tenants. We model these on comparable units so your expected net income is realistic.
