  • Whole-of-market: developers, resale and launches in every freehold community
  • Two or three real options, not a listings dump
  • Prices, payment plans, floor plans and residency route on every unit
  • Priority access to launches through developer registrations

Oman has no reliable public listings market for foreign buyers: developer inventory sits in sales offices, resales trade through networks, and launches are allocated before they are advertised. A search from abroad therefore produces either stale listings or a brochure from the one developer who found you. Sourcing fixes that: we take a brief, go to every community open to you, and return a short list of real, available units with the numbers that matter.

The output is deliberately small. Two or three homes that fit, each with floor plans, the current price, the payment plan, the service charge schedule, our view on position and value, and the residency route it supports. You decide between options you can actually buy.

How sourcing works

  1. BriefPurpose, budget band, type, timing, must-haves and whether residency for the family is part of the plan. Twenty minutes by call or a short form.
  2. Market sweepDeveloper inventory, resale through our network, and launch allocations in the communities that fit; we rule out the rest and tell you why.
  3. ShortlistTwo or three units with plans, prices, payment terms, service charges and a written view on each.
  4. ViewingOn site over one or two days, or by live video walk-through from the unit and the community.
  5. Decision memoFor the unit you choose: due-diligence findings, total cost, timeline and residency route, before you reserve.

What the brief covers

  • Purpose: home, second home, income, residency, or a combination
  • Budget band in rials or your currency, including costs beyond the price
  • Type and size: apartment, townhouse, villa, plot; bedrooms; outdoor space
  • Timing: move-in date, or comfort with an off-plan completion
  • Location priorities: airport, schools, coast, golf, city
  • Residency: who needs it and by when, which sets the OMR 50,000 and tier thresholds
  • Letting intentions, which shape community and building choice

Where we source from

Master and neighbourhood developers in Sultan Haitham City and on the coast, where we hold registrations and see allocations before public release; resale owners and their agents in Al Mouj, Muscat Hills, Muscat Bay, Jebel Sifah and Hawana Salalah; and off-market sellers who prefer a quiet sale, especially at Barr Al Jissah. See new launches for the current calendar and where to buy in Oman for the communities.

Sourcing for specific purposes

Residency-led buyers

We filter by the route first: Sultan Haitham City units above OMR 50,000 for the 30% rule, completed homes for the Owner Visa, villas above OMR 250,000 or OMR 500,000 for the Investor tiers.

Income-led buyers

Buildings and positions that let fastest, with comparable rents and service charges in the numbers; see investment advisory.

Family relocation

Schools, commute and completed communities first; new-city options from 2027 where the budget needs them.

Second homes

Resort communities with management and letting programmes, matched to how often you will visit.

Fees

On developer purchases our fee is paid by the developer. On resales and off-market purchases a buyer-side fee is agreed in writing before the search begins, and on retained searches a modest retainer is credited against it. You are told which applies on day one.

What you receive

  • A shortlist document with plans, prices, payment plans and service charges
  • A written view on each unit: position, value, risks, letting and resale
  • Residency route and threshold check for each unit
  • Video walk-throughs on request
  • A decision memo on the unit you choose, before you reserve

Frequently asked questions

Do you only show your own listings?
No. We are buy-side and search the whole market open to foreign buyers: developers, resale and launches in every community.
How long does sourcing take?
A first shortlist within one working day for standard briefs; off-market and launch allocations can take longer and we tell you the timing.
What does it cost?
Nothing on most developer purchases; an agreed buyer-side fee on resales and retained searches, set out in writing before we start.
Can you source from abroad?
Yes. Most of our briefs come from the Gulf, the UK, North America, Pakistan and India, and the process runs on video and email.
Will you tell me not to buy something?
Yes. The written view on each unit includes the reasons against, and sometimes the advice is to wait.
Can you get me into a launch?
We hold registrations with the developers and place clients in priority allocations before public release.
Do you source commercial property?
Yes, on a mandate basis; see commercial and investment property.
What if my brief changes?
We re-run the sweep. Briefs usually sharpen after the first shortlist.
