What this site is

This website provides information about buying, owning and living in Oman for international buyers, and lets you contact us. Nothing on it is an offer capable of acceptance, a recommendation to buy a particular property, or legal, tax, financial or immigration advice. Decisions should be made on advice specific to your circumstances from qualified professionals, which we can introduce.

Accuracy and dating

We take care to keep content accurate and we date pages and material claims. Prices, availability, payment plans, handover dates and residency rules are set by developers and authorities and change; where we state them, they are as published at the date shown and are confirmed with you in writing before any commitment. We are not liable for loss arising from reliance on information that has since changed.

Enquiries and services

Sending an enquiry creates no obligation on you or on us. Any engagement to act for you is set out separately in writing, including fees. Where a developer pays our fee on a purchase, we tell you.

Third parties

Links to developers, authorities and news sources are provided for convenience; we do not control and are not responsible for their content.

Intellectual property

The content and design of this site belong to Dune & Deed or are used under licence. You may read, print and share pages for personal use with attribution; you may not reproduce them commercially without permission.

Governing law

These terms are governed by the laws of the Sultanate of Oman and the courts of Muscat have jurisdiction, without prejudice to consumer rights you hold where you live. Last updated 2 November 2026.
