  • Ownership status of the specific unit
  • Developer record and escrow arrangement
  • Costs, charges and realistic income
  • Residency route and its timing

Before you reserve

  • Is the unit freehold and open to my nationality, and what instrument do I receive?
  • Who is the developer and what have they completed on time?
  • Is buyer money held in escrow, and what is the payment schedule?
  • When is title issued, and when could a residence application follow?
  • What are the service charges, and what do they cover?
  • What have comparable units let for and sold for recently?
  • What does the sale agreement say about delays, defects and assignment?
  • Which residency route, if any, does this purchase support?
  • What are the total costs at purchase and per year?
  • How will I pay from abroad, and what does the bank require?
  • Who manages the property if I am not in Oman?
  • What is my realistic exit, and how long might it take?
